All applications and supporting documents must be submitted in their entirety online by 5 PM on October 31, 2024. Incomplete applications on close of business on October 31, 2024, will result in an automatic denial.

  • A completed application includes:

    • Application filled out in its entirety.

    • All requested supporting documents uploaded to the application portal. Including the Certificate of Completion for Homeowner Information Course (required for all applicants and co-applicants) and the Signed Credit Authorization Form.

Please note that not everyone who meets financial qualifications for the program will be approved. Anticipated home inventory and funding sources are considered.

Ability to pay is the criterion that requires Loudoun Habitat for Humanity to perform due diligence on the applicant’s creditworthiness to ensure that he or she can afford to pay the mortgage, other property costs and normal living expenses. Threfore, approved Partner Families to the Homeownership Program must have:

  • 2 years of continuous employment history.

  • Have a minimum credit score of 620 and agree to the greatest extent possible, not to incur any new debt.

  • Have not had a foreclosure or bankruptcy within the last 4 years.

  • Meet the minimum income requirements and not exceed the maximum income for the program year.

  • Have a debt-to-income ratio below 43%.

  • Have stable and sufficient income capable of paying housing costs at 30% of gross income.

  • Have a minimum of $1,500 saved and agree to continue saving for the costs associated with purchasing and owning a home.

  • Judgements and liens on a credit report must be satisfied before an application can be approved.

Other Important Information

Housing Details

LHFH homes are located in Loudoun County and may be in any part of the county. The LHFH home inventory is limited based on the availability of affordable homes, land, and other factors. LHFH builds new homes or rehabilitates existing properties which may be single family homes, townhouses, or condominiums. Future LHFH homeowners will be offered appropriate homes based on the size of the household as listed on the application. Applicants to the program should be open to living anywhere in Loudoun County.

Mortgage Financing

The sales price at which LHFH will sell a home is determined by an independent appraisal of the property. LHFH partners with various banks and lending institutions to finance our homebuyers affordable mortgages, which typically are 30 years in lenght.

Anticipated Future Homeowner Costs

Applications approved as future Loudoun Habtiat homeowners must provide a $500 good faith deposit payment within 30 days of signing a homeowner agreement. The good faith deposit will be credited toward settlement costs at the time of purchasing a home. This payment is refundable if you fail to meet the requirements of the program or if your personal circumstances change and you need to withdraw your agreement.

All Loudoun Habitat future homeowner families are responsible for the payment of closing costs at the time the house is purchased. Closing costs are usually, but not limited to, $7,000 to $12,000.

Single or Dual Applicants

This application is a special credit mortgage application. Married applicants must apply together. This means that both parties must meet the application requirements (including residency and income requirements). Single applicants may apply alone or with another adult, understanding that an application submitted with another adult (related or unrelated) is a mortgage application and both parties must meet the program requirements, including residency and income requirements, and commitment that a home purchased will be the primary residence for both mortgage signers.
